OWNERS OF POPULAR MONTROSE PUB ARE SELLING
Shepherd Chartered Surveyors is bringing a popular Montrose pub and guest house to the market due to the owners’ planned retirement.
South Esk Inn is located on Wharf Street at the corner junction with Shore Wynd/Apple Wynd and overlooks the busy Montrose Harbour area. The sale of the building will include the owner’s flat at first floor, several guest rooms primarily let out via ‘AirBnB’ and an additional residential ‘granny flat’ annexe to the rear.
The pub, known locally as ‘The Soothie’, is a traditional public house arranged over the ground floor within a traditional stone-built category ‘C’ listed property. As a result of the pandemic the pub now includes a large external sheltered seating area with several bench tables which has increased the seating capacity over 50%.
The owners’ accommodation includes a large modern kitchen and dining area, bathroom and master bedroom to the rear. The rear of the property formerly comprised a workshop and store which has been extensively refurbished to form a bright and modern residential annexe comprising lounge/kitchen, double bedroom, modern bathroom, and store.
Included within the sale, the letting accommodation to the upper floors is operated by the owners separately from the public house. This accommodation currently comprises a two-bed flat with private bathroom along with two bedsit units arranged over first and attic floors.
The sale will include a large garden to the rear complete with off street parking, garden sheds, seating areas and a hot tub.
Gavin Russell, senior commercial surveyor in Shepherd’s Dundee office said: “Our clients have owned and operated the business for six years and are reluctantly selling due to their planned retirement. They have an experienced team running the bar and there is great potential to grow not only this side of the business, but also the guest lettings business.
The property has received significant investment over the years and would not require any immediate capital expenditure to grow the business further.”
He added: “The room bookings currently operate at around 95% occupancy when open, with most guests booking through Airbnb. The owners have built up an excellent reputation over the years and boast outstanding reviews as a ‘Superhost’ on AirBnB.
This is an excellent opportunity perhaps for a similar couple, or someone looking for a change of career with a ready-made business generating impressive income and profit levels. The owner’s accommodation is extremely flexible and further income could be easily generated through offering additional letting rooms.”
